What a visual check cannot show
A visual inspection cannot see hidden decay, concealed damp or the state of timbers behind finishes, so it is not a replacement for a structural survey. Where suitable, a drone survey might help on tall or awkward roofs. Old cement-sheet garage roofs may contain asbestos and should be identified before any work is carried out.
