Chimney Repointing and Flashing Repairs in Bircotes
Re-sealing around a chimney is one of the most common jobs on a village roof, and Bircotes has its share of properties where the stack is the first thing to give trouble. Cottages and larger older homes tend to have the chimneys, while the bungalows and newer family houses often have fewer. A cottage chimney in particular may have had decades of weather with no attention.

A chimney sits right in the weather, and the junction between the stack and the roof is hard for water to resist.
Where the water gets in
Lead flashing is the usual suspect. Aprons, soakers and stepped flashing can lift or split, and the sealing around them cracks. The pointing between bricks wears out too, and the crown or flaunching around the pots can crack. Cracked flaunching lets rain into the stack, where it can work its way down to the ceiling below without leaving any sign on the roof.
Caught early, these faults are far less disruptive to put right than the damp they cause. A chimney leak often shows as a brown mark on the chimney breast or a ceiling nearby. Where a stack is no longer used, the chimney still has to be kept weathertight, so it is worth telling us how it is used.
- Repointing, with defective mortar removed first
- Cracked bricks and loose masonry repaired
- Stack rebuilding, partial or complete, after assessment
- Lead aprons, soakers and stepped flashings
- Pots and cowls to suit the flue
- Crown and flaunching repairs
Older properties need a closer look
Larger and older properties have more roof to look after, and often more than one stack. A proper inspection before choosing between repair and rebuild is useful, because a leaning or crumbling stack calls for a different approach than tired pointing. On a larger detached house, check each stack, because they do not all age at the same rate.
If you are not sure what is wrong, send photos of the stack from the ground and from any upstairs window by call or WhatsApp to Evans Roofing. We can suggest what to do next and quote.

Chimney Repairs and Leadwork in Bircotes: common questions
Does a chimney need to be rebuilt if the pointing is poor?
Not necessarily. If the bricks are sound, repointing may be all that is needed, but where the masonry is cracked or leaning, a rebuild may be the right answer. A short assessment of the stack tells us which it is.
Can you fit a new cowl?
Yes, as long as it suits any flue or appliance attached. Tell us what the chimney serves, so that the replacement is compatible.
