What fitting involves

Installing a roof window means cutting an opening and supporting the structure around it, then weatherproofing it with a flashing that suits the tiles or slate. Whether it is possible depends on the structure and the product's requirements, and building regulations approval may apply, so check with your local council. Pitch and the size of the opening both matter, which is why we look at the loft side as well as the roof.

Existing windows can be replaced if a suitable unit in the right size is available. Old flashings are usually renewed with it.

Leaks and misting

A drip near a roof window is not always the glass. The flashing, the surrounding tiles or the original fitting may be at fault, and each needs a different repair. Condensation on the glass, damp on the lining and a drip at the corner can look alike from inside but come from different faults.
