Flat Roofs in Bircotes: EPDM, Felt and GRP Roofing
Most homes in Bircotes have a pitched roof, but plenty have a flat one tacked on somewhere: a back extension, a garage, a porch or a lean-to. Those smaller roofs do a lot of work and rarely get much attention until a drip appears. A leak from one is often mistaken for a fault in the main roof, when the real culprit is the small flat section next to it.

Flat roofs need different materials and different details from pitched ones. Evans Roofing fits and repairs EPDM rubber, felt and GRP fibreglass roofs across Bircotes and the villages around it.
Three systems, three jobs
EPDM is a flexible rubber membrane, commonly used on suitable flat and low-pitched roofs, and repairs start by looking at punctures, seams, edges and penetrations. Felt is the traditional option and can be repaired or replaced using methods suited to the product. Repairs only make sense when the covering underneath is still sound, which is why we look for soft decking and trapped moisture before choosing a patch.
GRP gives a continuous fibreglass finish that suits many small roofs. Whichever is chosen, the edges and outlets decide how long it lasts. Building regulations approval may be needed for flat roof work, so check with your local council.

Bungalows and extensions
A bungalow with a flat-roofed extension has the whole roof visible from the garden, which makes a ponding patch or a lifted corner easy to see. Larger detached homes can have several flat sections, and each needs its own check. Village homes often grow over time, so the extension may be of a different age from the house and need its own treatment.
When you ring, mention the age of the roof if you know it. Call or WhatsApp Evans Roofing with photos of the covering and any stains indoors, and we can talk through repair or replacement and quote.

Flat Roofing and EPDM in Bircotes: common questions
How do I know whether my flat roof needs replacing?
Widespread cracking, blistering, standing water and repeated leaks suggest the covering is finished. A single puncture or a failed joint can often be repaired instead. Photos of any stained ceiling underneath help us work out which of those applies.
Is a flat roof suitable for a garage?
Many garages have one, and EPDM or GRP are common choices. The size, deck and drainage all affect which system makes sense, so photos of the existing roof help. Deck condition matters too, as a weak deck can undermine even a good membrane.
