Chimney Repairs, Repointing and Leadwork in Southwell

Chimneys are a feature of older Southwell houses, and they are often the first part of the roof to show its age. Mortar softens, bricks flake, and the lead around the base lifts or splits long before anyone notices from the road.

We maintain and repair chimney stacks in Southwell and the villages nearby. Chimney work is a regular part of the work in a market town like this, where lead, slate and brick meet at every stack. A chimney that was sound twenty winters ago may need attention now, and small repairs done early are far less disruptive than a rebuild after something has fallen.

Masonry first, then the lead

The brickwork comes first. Defective mortar is removed where appropriate and joints are renewed in suitable material, and cracked or loose bricks are dealt with. If a stack is leaning or badly weathered, a partial or full rebuild may be needed after a structural assessment.

The lead does the weatherproofing where the stack meets the roof. Aprons, soakers and stepped flashings can be repaired or replaced, and the flaunching that holds the pots in place can be renewed if it has cracked. Replacement pots and cowls must suit any flue or appliance beneath them.

Why it pays to look carefully

Older houses deserve inspection before repair, so the work respects what is there. A stack that leaks into the chimney breast may have a simple flashing fault, or it may have a deeper masonry problem, and the two need different fixes. Leadwork around a stack should be looked at at the same time as the brickwork, since a new flashing on a crumbling stack will not last.

If you can see mortar on the ground or damp patches near a chimney breast, call or WhatsApp us a photo and we can quote.

Questions

Chimney Repairs and Leadwork in Southwell: common questions

Do I need to rebuild my chimney or just repoint it?

Repointing is enough when the bricks are sound and only the mortar has failed. If the stack leans, or the bricks are crumbling, rebuilding the affected section is the safer route. We will explain what we see from the roof before suggesting either.

Can lead flashings be repaired, or do they need replacing?

Small splits and lifted edges can be repaired. Where the lead is thin, torn or has been poorly fitted, renewing the flashing gives a more dependable seal. The adjoining tiles or slates are checked at the same time.
