Chimney Repairs, Repointing and Flashings in Clifton
Chimneys on post-war suburban houses are often plain brick stacks, built to last but not immune to weather. Mortar erodes, bricks spall, and the lead around the base moves, and a few decades after building the stack starts to ask for attention. Repairing it at the first sign saves much of the later disruption.

Most chimney complaints in Clifton come as a damp patch in a bedroom or loft, or as pointing and bits of brick seen in the garden. On homes with chimneys on both gable ends, each stack is looked at separately.
What the work covers
Repointing removes the failing mortar and renews it with a suitable mix. Where bricks are cracked or loose, they are replaced or the stack is partly rebuilt after a structural assessment. A stack that has been repointed several times with the wrong mortar may need the old material removed more thoroughly.
Flashing is looked at separately, since it is the most common cause of leaks. Lead aprons, soakers and stepped flashings can be repaired or replaced, and the pot flaunching or crown is renewed where it has cracked.

Leaks that look like roof faults
A chimney leak can look like a failed roof, because the water runs down the stack and shows up in the ceiling below. The investigation takes in the masonry, the flashings and the roof covering around the base of the stack. Moss and plant growth on a stack are signs that moisture is held in the brickwork.
If you can see crumbling mortar or a gap at the flashing, send photos by call or WhatsApp to Evans Roofing. Pictures from the ground or an upstairs window often help, and we can quote from there. Gutters below a chimney that are full of mortar crumbs are another clue that the pointing is on its way out.

Chimney Repairs and Leadwork in Clifton: common questions
How often does a chimney need repointing?
There is no set interval, since it depends on the exposure and the mortar used. Look for crumbling joints and bits of mortar in the garden. We look at the mortar by eye and judge from what we see on the stack.
What if my chimney is no longer used?
It still needs to be kept weathertight. Tell us if the flue is unused, as it affects the type of cowl or cap that makes sense. A cap or cowl can keep rain out while still letting air move.
