Mansfield Loft Windows: Roof Window Fitting and Replacement
Families in Mansfield often look at the loft when they need another room, and a roof window is the simplest way to turn an unused space into somewhere with light. Post-war semis and larger newer houses commonly have roof space worth using. Evans Roofing Services is an independent contractor and is not VELUX-approved, though we supply and fit roof windows, VELUX and other makes.
What works depends on the roof. The rafter spacing, pitch and covering all affect how a window can be fitted, and the flashing must match slate or tile. Building regulations approval may apply to roof window work, so check with your local council before starting. Terraced houses with slate roofs call for care, because the flashing must be detailed to suit the covering.
Fitting, replacing and repairing
For a new window we look at how the opening sits between the rafters and what needs supporting. Replacements are simpler where a unit of suitable dimensions is available. If an existing window leaks, we first work out whether the fault is in the flashing, the surrounding covering or the unit itself. Roof windows are also available in sizes to suit different rafter spacings, which helps avoid excessive cutting of the structure.
Where a loft has a chimney breast or a party wall, the window has to be positioned clear of them.
- New windows in suitable pitched roofs
- Replacement of older, failing units
- Weatherproof flashing to suit your tiles or slate
- Rooflights for flat roofs
Choosing the right spot
Where the window goes decides how bright the room feels and how much headroom you get beside it. On older terraces with slate roofs, the position also needs to avoid chimneys and party walls. It also helps to think about how the window will open and how you will clean the outside pane.

VELUX Roof Windows in Mansfield: common questions
Do you only fit VELUX windows?
No. We supply and fit VELUX and other makes, as an independent contractor that is not VELUX-approved. Your local council can confirm whether building regulations apply to the work.
Will a roof window make my loft usable?
It brings in daylight and ventilation, which helps. Whether the space becomes a proper room also depends on headroom, floor strength and building regulations, so ask your local council. Ventilation and escape routes matter if the room will be used for sleeping.
