Roof Windows in Beckingham: Fitting and Replacing VELUX Units

Whether a window is possible depends on the roof structure, the pitch and the covering. Rafters may need to be trimmed and supported to make the opening, and the flashing has to suit your particular tile or slate. Building regulations approval may apply to work like this, so check with your local council. A bungalow with an unused loft is a typical candidate, though an existing room in the roof can benefit just as much.

New windows and replacements

For a first-time installation, we look at the loft space, the head height and how the opening will sit between the rafters. Replacements are simpler where a suitable unit is available in the same dimensions, though older openings sometimes need adjustment around them. The size and position of the window matter, because they decide how much rafter has to be cut and how much light reaches the room.

• New roof windows in suitable pitched roofs
• Replacement of older, tired or damaged units
• Flashing kits matched to the roof covering
• Rooflights for flat roofs where suitable

When an existing roof window leaks

Not every drip comes from the window itself. The cause may be the flashing, the tiles around the frame or the way the unit was originally fitted. We inspect the surround before deciding on a repair, and where the unit is past it, replacement is often the neater fix. Old condensation marks around the frame can also point to a problem with the seal.
